The Azure Rich Process
- Undertaking of substantial ‘field-work’, assessing the best growth opportunities, which involves investigating multiple properties over a 6 month period and working closely with its real-estate partners throughout the process.
- Once a project site is secured, we adjust generic designs and models to suit the specific site, undertake the approvals process (EIA for planning and extra for foreign investors) and during this process, present updated metrics to the investor/s for the project.
- The project is then progressed through the relevant ‘milestone’ stages, whilst the Azure Rich project team move though the project in parallel, completing the project and preparing operational management systems for each specific Hotel in preparation for its launch.
Investment Structure
Government approvals – additional security for Primary Investors
Azure Rich will obtain (through the appropriate Thai Government Authorities) all requisite approvals and consents and will comply with all Thai laws in respect of;
- acquisition of the land upon which the hotel is to be developed;
- its selling of ownership interests in the SPV to investors, both domestic and foreign over the normal 49% cap; and
- planning, construction and the operation licence and management of the Hotel
Taxation planning
Whilst an Investor’s tax planning will be a matter for each Primary Investor and will depend on their own specific circumstances, Azure Rich is willing to assist a Primary Investor by reviewing their circumstances and making relevant suggestions in order to help conclude upon the most efficient structure.
Risk Management
The security of Azure Rich and its investors’ investment is paramount and as such, Azure Rich only ever identifies and secures the best quality sites for development.
Azure Rich ensures that the following investment policies are adhered to:
- Only the highest quality properties are secured and developed fit for purpose, in terms of location and design.
- Regular, market-based valuations by independent, internationally recognized industry leading firm;
- All management solutions ensure that all investments are managed and exit strategies for disposal by investors/s are also managed professionally and compliant with Thai laws.
